The Refinance Worksheet

Add up what your debts cost you every month today, then see what one consolidated mortgage payment could look like instead. Two minutes, no credit check.

1 · Credit cards & lines of credit

Most clients pay about 3% of the balance each month, mostly interest.

Estimated monthly payment at 3% of balance$1,200/mo

2 · Your current mortgage(s)

Pick the closest match to what you owe and pay today.

3 · Other debts to pay out

Pick the type. Unsecured debts like credit cards estimate their own payment at 3% of the balance.

What is the "Factor of 5"?

In Ontario, at typical rates between roughly 4% and 6% with a 30-year amortization, every $1,000 of mortgage works out to about $5 per month. So a $500,000 mortgage is roughly $2,500/month. It's a quick, honest rule of thumb for comparing scenarios. Your exact payment depends on your rate, amortization, and approval, which we confirm together.

Want the real numbers for your situation?

This worksheet is a starting point. I'll run your exact rate, amortization, and lender options. No cost, no obligation.

This worksheet provides estimates for illustration only and is not an offer of credit, a rate quote, or financial advice. The 3%-of-balance payment estimate and the Factor of 5 are rules of thumb; actual payments vary with rates, terms, amortization, and lender approval. Refinancing may involve fees, penalties, and qualification requirements, and extending amortization can increase total interest paid over time. All mortgages are subject to credit approval (OAC).

FAQ

Straight answers

What does working with a mortgage broker cost?
For standard residential mortgages, nothing. The lender pays the broker on closing, so you get market-wide shopping, negotiation and guidance at no cost to you.
Will you check my credit right away?
No. The initial conversation requires no credit pull. When you're ready to proceed, one inquiry covers all 70+ lenders, not one per bank.
I was declined by my bank. Is it worth talking?
Especially then. A bank can only offer its own products. Alternative and private lenders approve based on equity and the full story, a bank's 'no' is usually where our work starts.
I'm self-employed. Can I still get a good rate?
Yes. Between tax-return programs, bank-statement programs and insured self-employed options, there's a path for nearly every business owner, the key is matching your file to the right lender.
How fast can a mortgage close?
A straightforward purchase or refinance typically closes in two to four weeks. Urgent situations, private funds, bridge loans, can fund in days when needed.
Which areas do you serve?
Based in Mississauga, serving Toronto, the GTA and 50+ municipalities across Ontario, from Hamilton and Kitchener-Waterloo to Barrie, London and Ottawa.
