How much do I need for a down payment?
Minimum 5% on the first $500,000 and 10% on the portion between $500,000 and $1.5 million. Under 20% down, mortgage default insurance applies. Try our down payment calculator for your exact number.
What is the stress test?
Federally regulated lenders must qualify you at the greater of your contract rate plus 2% or 5.25%. It lowers your maximum budget but protects you from rate shock. Our affordability calculator builds it in.
What does a mortgage broker cost me?
For qualified residential purchases, nothing. The lender pays the broker on closing, and you get market-wide shopping and guidance at no cost.
