How much do I need for a down payment?
Minimum 5% on the first $500,000 and 10% on the portion between $500,000 and $1.5 million, investment properties need 20%. Under 20% down, mortgage default insurance applies; try our down payment calculator for your exact number.
What is the stress test?
Federally regulated lenders must qualify you at the greater of your contract rate plus 2% or 5.25%. It lowers your maximum budget but protects you from rate shock, our affordability calculator builds it in.
What does a mortgage broker cost me?
For qualified residential purchases, nothing, the lender pays the broker on closing. You get market-wide shopping and guidance at no cost.
